Key Responsibilities

Supervise and coordinate the work of maintenance, contractors, and vendors.
Conduct regular inspections of properties to assess maintenance needs, safety concerns, and compliance with regulations.
Perform hands-on maintenance tasks as required, such as changing light bulbs, ceiling tiles, and minor repairs.
Develop and implement maintenance plans to ensure the proper functioning of all building systems and equipment.
Maintain accurate records of maintenance activities, inspections, and repairs.
Monitor and manage property budgets, expenses, and resources effectively.
Enforce property rules, regulations, and lease agreements, and address any violations or disputes as needed.
Collaborate with property managers, leasing agents, and other team members to ensure high tenant satisfaction and retention.
Respond promptly to tenant inquiries, concerns, and maintenance requests, and ensure that all issues are resolved in a timely and satisfactory manner.
Available for weekend work as needed to address emergencies and perform scheduled maintenance.
Other duties as assigned.

Qualifications

Minimum of 1 year of experience as a Superintendent or similar role.
Bachelor’s degree or equivalent experience in property management, construction management, or a related field.
Hands-on experience with property maintenance and repair tasks.
Strong knowledge of building systems and relevant regulations.
Excellent interpersonal and communication skills.
The ability to prioritize tasks, manage multiple responsibilities simultaneously, and meet deadlines.
Proficiency in Microsoft Office.
Valid driver’s license and reliable access to a vehicle.
Availability to work 4 hours daily, with flexibility for weekends as required.

Job Types: Part-time, Permanent

Pay: From $22.00 per hour

Expected hours: No less than 20 per week
